We are seeking off-market sites suitable for self-storage or existing storage businesses on behalf of an operator and their capital partner:

Buying Criteria:

 

  • Sites that allow for a GFA of 8-12,000 sqm over up to 5 levels.

  • Ideally 10,000 sqm GFA (5 level, 18m-25m height limit, 2,000 sqm per floor).

  • Strong preference for inner urban locations in Sydney, Brisbane and Melbourne. 
  • Sites close to the CBD with only a 1:1 FSR may be considered.

  • Hybrid sites with high profile retailers (e.g. Officeworks) on the ground floor and self-storage development potential above.

  • Typical desired zoning is B4, B7 or light Industrial.

  • Close to high density or high-income residential areas preferred.

  • Sites with main road frontage/exposure highly desirable.
